Services by Phases: (The Full Process)

Predesign Phase:

• Site analysis, code, zoning, building regulation review
• Review of existing documentations & recommendations for additional pre-work required
• Meet with the client to understand project goals and requirements
• Develop project program square footage document
• Create a preliminary cost estimate based on above program, scope and project goals
• General contractor recommendations

Schematic Design:

• Initial design concept, sketches, and models
• Preliminary floor plans, elevations, sections, and massing studies
• Exploring material and color pallets 
• Collaborating with consultants 

Design Development:

• Refine and finalize floor plans, elevations, and sections
• Prepare preliminary construction drawings
• Incorporate structural, mechanical, electrical, and plumbing systems
• Select and specify materials, finishes, and fixtures
• Develop lighting and electrical plans
• Coordinate with consultants

Construction Documents: 

• Prepare comprehensive and detailed construction drawings and specifications
• Develop interior and exterior details
• Coordinate structural, mechanical, electrical, and plumbing consultants
• Incorporate sustainability and energy-efficient design strategies
• Assist with obtaining necessary permits and approvals

Contractor Selection:

• Prepare and issue bid/ pricing packages to contractors 
• Assist with contractor selection and evaluation
• Conduct pre-bid meetings and site visits
• Review and evaluate bids/ pricing proposals
• Assist with contract negotiation
• Collaborate with client to select the contractor

Construction Administration

• Conduct regular site visits to monitor construction progress and quality
• Review and respond to contractor’s requests for information (RFI’s)
• Review and approve shop drawings and material samples
• Administor the contract and ensure compliance with the construction documents
• Facilitate communication between the client, contractor, and consultants
• Conduct project meetings with contractors
• Resolve any design-related issues or conflicts during construction
• Review & approve change orders
• Review and certify contractors request’s for payment
• Perform final inspections and review punch lists
• Assist with the project closeout and final documentation
